Roof Replacement Questions in Carlisle, PA

Here are straight answers to what homeowners in Carlisle, Pennsylvania and the surrounding Cumberland County townships ask most: how this referral service works, what roofs cost, what Pennsylvania law gives you and what to check before you sign. If your question isn't covered, the form reaches the site.

The Questions That Come Up

Most questions fall into three groups: how the service works, what a new roof might cost and what protections you have under Pennsylvania law. The short answers are below, with links to the longer pages.

Who pays for this service?

The roofing company does. When your request is passed to an independent roofer, that company pays this site a referral fee. Homeowners are never charged for it, and the site hands out nothing in return: no gift, rebate or credit. The price of any roof work is set by the roofer and agreed between the two of you.

Does this site replace roofs?

No. Think of it as a matchmaker, not a contractor. It does no roofing, offers no bids or prices and puts its name on no contract. A single independent local roofer receives your request and handles the inspection, the estimate and any work you choose to hire them for. The site never names or ranks roofers.

Which places does the site cover?

Besides the Borough of Carlisle, the site covers five Cumberland County townships: Dickinson Township, PA, Middlesex Township, PA, North Middleton Township, PA, South Middleton Township, PA (Boiling Springs is part of it) and West Pennsboro Township, PA. Each township is its own municipality with its own offices. The service areas page has the full list and a quick coverage check.

How much does a new roof cost around here?

The 2026 statewide averages are a fair starting point. "Pennsylvania architectural shingles, per sq ft" run about $7.10 (RoofObservations, 2026), and "Pennsylvania exposed-fastener metal, per sq ft" about $9.50 to $11.85 (RoofObservations, 2026). Your roof's size, pitch, layers and decking set the real number. Try the cost calculator for a planning range.

How do I check out a roofer in Pennsylvania?

The state has no roofing license, but any contractor whose home improvement sales reach $5,000 a year must carry a registration from the Pennsylvania Attorney General's office. Look the roofer up on the Attorney General's online contractor search, ask for proof of insurance and ask for local references. The registration number should also appear on the roofer's contract.

Will my roof job need a permit?

That depends on the work and on where you live. A straight re-roof often needs no building permit under the state code, but structural work on rafters, trusses or decking beyond repair does. Inside the Carlisle Historic District, visible roof work may need a certificate of appropriateness. Each township runs its own office, so ask the local code office before work starts.

Can I cancel a roofing contract after I sign it?

Yes. Pennsylvania gives you until the third business day after signing to back out of a home improvement contract, and the contract must include the cancellation notice. That is the only cancel window the state gives; there is no separate right tied to an insurance claim denial. Once a contract tops $5,000, a deposit is limited to a third of the total.

Will the roofer help with my insurance claim?

A roofer can document damage with photos and write an estimate you can share. The claim itself is worked out by you and your insurer, or by a public adjuster or attorney you hire. The deductible stays your own expense, and anyone offering to absorb it while charging the insurer the whole amount is a red flag.

I rent out a house in the borough. Can I send a request?

Yes. Fewer than half of Carlisle's homes are lived in by their owners (48.7% owner-occupied, U.S. Census). Landlords can send a request the same way. Mention in the notes if tenants live there, so the roofer can plan the visit around them and the work.

Do I have to accept the estimate?

No. The estimate is the roofer's offer, and you are free to compare it with other prices, ask for changes or simply walk away. Nothing is owed to anyone unless you sign a contract, and no payment is due before signing. The repair or replace quiz can help you think it through.
